Our client is a growing business with over £1.4 million of projects to bring in house over the next year. This is an exciting opportunity for someone to develop a growing and successful team as well as having many of their own opportunities for growth.

They are currently looking for a Contract Manager to work with our Landscape teams based in Milton Keynes.

As a Contracts Manager within the Landscapes Division ofthe company you will manage a number of both direct labour and sub contract teams in the region. Your role will be operationally focused, working closely with your team(s), building relationships through training, coaching, staff development and the organisation of your staff team's rotas. You will take the lead to actively promote and demonstrate the Group's commitment to effective health and safety, working with contractors to ensure that all requirements are adhered to.

You will be expected to manage and deliver a cost-effective service to both internal and external contracts in relation to soft and hard open estate services. The role involves ensuring directly supervised staff and contractors are adhering to group policy and supporting the delivery of a good service.

The role will assist in growth of the business, working closely with other affordable housing functions. Working as part of the wider leadership team within places management the post holder will support the wider estate management function and contribute to supporting safe and attractive places.

Key Deliverables:

  • â?¢Â Â Â Â Â Â  To take a lead, actively promoting and visibly demonstrating the Groupâ??s commitment to effective health and safety that includes the delivery of regular toolbox talks. Ensuring a positive health and safety culture is developed, integrated, and maintained throughout the team and our contractors.
  • â?¢Â Â Â Â Â Â  Continual identification of innovative safe working practices including, reviewing risk assessments, tool audits, site inspections, CDM (Construction Design Management) adherence and supporting safe systems of work.
  • â?¢Â Â Â Â Â Â  To role model leadership behaviours whilst actively engaging with colleagues and supporting them in their wellbeing to achieve our business plan and KPIâ??s.
  • â?¢Â Â Â Â Â Â  To ensure that tight budgetary controls and accurate financial forecasting procedures are in place and fully implemented by all staff to ensure that we adopt good cash flow and profit margins.
  • â?¢Â Â Â Â Â Â  To provide commercial support and input into bid documents and tenders.
  • â?¢Â Â Â Â Â Â  To closely monitor and manage internal and external contractors on delivery of our service standards.
  • â?¢Â Â Â Â Â Â  To maximise the use of internal resources assisting in the development of work schedules and task activities.
  • â?¢Â Â Â Â Â Â  To provide monthly performance reports in a timely manner with attendance at meetings to share outcomes.
  • â?¢Â Â Â Â Â Â  Ensure all work adheres to the values, strategy and objectives set by Management and Affordable Housing.
  • â?¢Â Â Â Â Â Â  Ensure that corporate initiatives and policies on technical matters are communicated to the team and implemented, refreshing any risk registers and process controls.
  • â?¢Â Â Â Â Â Â  To deliver a prominent level of customer satisfaction through service and effective communication and engagement with customers and other stakeholders. This includes effective management of compliments and complaints, supporting escalations and identifying resolutions.
  • â?¢Â Â Â Â Â Â  Ensure effective management of all members of service delivery team to deliver services in line with service level agreements and manage any concerns through the relevant group policies e.g., performance, conduct.
  • â?¢Â Â Â Â Â Â  Responsible for checking purchase reports and validating expenditure and reporting and monitoring fraud detection indicators.
  • â?¢Â Â Â Â Â Â  Pro-active enforcement of the Companyâ??s vision and values (SPIRIT)

Knowledge & Competencies:

  • â?¢Â Â Â Â Â Â  The post holder will have detailed technical knowledge of estate management services with an ability to articulate to all stakeholders.
  • â?¢Â Â Â Â Â Â  Experienced in the management of technical and operational staff in the delivery of a first-class customer focused, commercial service.
  • â?¢Â Â Â Â Â Â  Effective organisation and planning skills, with ability to create routes and rounds that support efficient and effective working.
  • â?¢Â Â Â Â Â Â  Good written and verbal communication skills to internal and external customers using a variety of formats/technology, supporting staff forums and training initiatives.
  • â?¢Â Â Â Â Â Â  Knowledge of client management is essential and knowledge of housing, estate management is desirable.
  • â?¢Â Â Â Â Â Â  Customer service skills and experience of customer satisfaction initiatives including negotiation skills.
  • â?¢Â Â Â Â Â Â  Knowledge of financial planning and budgets and cost centre management.
  • â?¢Â Â Â Â Â Â  Knowledge of Health and Safety regulations and COSHH (Control of Substances Hazardous to Health). Educated to IOSH standards, managing safety and risk management.
  • â?¢Â Â Â Â Â Â  Good knowledge of ITS systems in particular Microsoft office packages, business applications and mobile solutions such as tablets. Ability to support front line colleagues with the safe use of systems.
  • â?¢Â Â Â Â Â Â  Experience in recruiting, motivating, and developing people.
  • â?¢Â Â Â Â Â Â  Supporting the setting of service charges to offer clarity on the charging structure and delivery.
